A Few Things Worth Knowing First
Short, plain-English tips to help you feel more confident — whether you're just curious or getting close to a decision.
Buying 101
Know your true budget
Look beyond the mortgage: taxes, insurance, HOA fees, and maintenance all add up. A comfortable monthly number matters more than the biggest loan you qualify for.
Get pre-approved first
A lender pre-approval tells sellers you're serious and shows you exactly what you can spend — before you fall in love with a home.
Tour the neighborhood, not just the house
Visit at different times of day, check commute times, and walk the block. The right home in the wrong neighborhood is still the wrong home.
Selling 101
Price it right on day one
Homes get the most attention in the first two weeks. A realistic list price attracts more buyers and often leads to stronger offers than starting high.
Small prep goes a long way
Fresh paint, decluttered rooms, and clean landscaping typically return more than their cost — long before a big renovation would.
Understand your net, not just your price
Closing costs, agent fees, and repairs all shape what you actually walk away with. Ask for a full net sheet before you accept anything.
Investing 101
Cash flow beats hope
A good rental should pay for itself after mortgage, taxes, insurance, and a maintenance buffer. Appreciation is a bonus, not the plan.
Location follows the jobs
In DFW, growth follows corridors of employment, schools, and transit. Boring, stable submarkets often outperform trendy ones over time.
Start small, learn fast
One well-chosen property teaches more than any course. Your second deal will always be smarter than your first — so start.

Answers Before You Even Ask
How much do I need for a down payment in DFW?+
It depends on the loan. Many first-time buyers qualify for FHA loans with as little as 3.5% down, while conventional loans often start around 5%. Putting 20% down avoids mortgage insurance but isn't required. We're happy to walk through the trade-offs.
Do I really need a Realtor when buying?+
In Texas, the seller typically pays the buyer's agent — so having your own advocate usually costs you nothing directly. What you get is help with pricing, inspections, contracts, and negotiation, which can save you far more than the fee.
How long does it take to sell a home in the DFW Metroplex?+
It varies by neighborhood, price point, and season, but a well-priced, well-prepared home typically goes under contract within a few weeks in most DFW markets. Closing then usually takes another 30–45 days.
Is DFW still a good place to invest in rentals?+
DFW continues to see strong population and job growth, which supports long-term demand. That said, every submarket is different — cash flow depends heavily on the specific street, property type, and purchase price. It pays to run the numbers on each deal.
What's the difference between pre-qualified and pre-approved?+
Pre-qualified is a quick estimate based on what you tell the lender. Pre-approved is stronger — the lender has verified your income, credit, and assets. Sellers take pre-approvals more seriously, so it's worth the extra step before offering.
